Get preapproved with a VA lender before you do anything else. Not after you find a house you like online. Not after you schedule a trip out. Before that.
We know that's not the fun part. Everyone wants to jump straight to browsing homes near the gate they'll be working out of. But preapproval tells you two things you need before any of the rest of this makes sense: how much house you can actually afford, and whether your paperwork is clean enough to close on time once you're under contract.
Good credit is not the whole story either. One of the first PCS moves we handled, a family came to us set on a $300,000 home. Their credit was excellent, so they figured they were good to go. What they had not accounted for was a car payment, two credit cards with balances, and a student loan still in repayment. By the time their lender ran the full numbers, their approval came back at $280,000. Not because their credit was bad, but because too much of their monthly income was already going out the door to other debt before the mortgage even entered the picture. That $20,000 gap meant starting the search over in a different price range than they had already gotten attached to.
Don't waste your time and energy getting attached to a number before your lender confirms it. If you owe on credit cards, car payments, or student loans, that debt gets weighed against your income right alongside your mortgage payment, and it can change your real buying power more than your credit score ever will.

These are 2026 rates for Fort Bragg. For most E-5 to E-7 families, that BAH comfortably covers a mortgage payment on a home in the $240,000 to $290,000 range in Hope Mills or Spring Lake once taxes and insurance are added in, though your exact number will depend on your rate, down payment, and the loan terms your lender offers. What This Looks Like Near Fort Bragg
Fayetteville, Hope Mills, Raeford, Spring Lake, and Stedman all sit at different commute times depending on which gate you'll use most. As a rough estimate, the All American Freeway gate to Hope Mills usually runs 15 to 20 minutes without traffic, while a home near Spring Lake using the Manchester or Longstreet gates can run closer to 30 to 35 minutes during peak hours. A house that looks perfect on paper can end up on the wrong side of the post for your gate.
