Who Qualifies for the VA Loan

Eligibility is based on your service history. Here are the general categories:

Active Duty Service Members

Currently serving members are typically eligible after 90 consecutive days of active service.

Veterans

Veterans discharged under conditions other than dishonorable may be eligible based on length and character of service.

National Guard and Reserves

Members may be eligible after six years of service or after being called to active duty for 90 or more days under certain circumstances.

Surviving Spouses

Unmarried surviving spouses of veterans who died in service or from a service-connected disability may be eligible in certain circumstances.

What this means in Fayetteville: The area median home price is approximately $225,000. An E-5 with dependents receiving $1,806 per month can cover a mortgage on a home in that range depending on rate, taxes, and insurance. Do not shop based only on your BAH number. Shop based on your full monthly payment including principal, interest, taxes, insurance, and any HOA dues. There is a real difference between what you are approved for and what is comfortable.

Step 3: Work With an Agent Who Knows VA Loans

This matters more than most buyers realize. Not every agent understands VA appraisal requirements, minimum property conditions, or how to negotiate seller concessions for VA buyers. Step 4: Make an Offer

Your lender finalizes the file and issues a clear to close. Your closing disclosure must be in your hands at least 3 business days before closing day.

Step 8: Closing Day

In North Carolina, all closings are handled by a licensed real estate attorney. You sign at the attorney's office, the title transfers, and you get the keys. Budget for attorney fees as part of your closing costs.

Using the VA Loan More Than Once

If you have paid off a previous VA loan and sold the property, your full entitlement is restored. In some cases you may be able to carry two VA loans at the same time using remaining or bonus entitlement. A VA-approved lender can pull your Certificate of Eligibility and show you exactly what you have available before you start house hunting at your next duty station.

Rent vs Sell at Each PCS

One of the most important decisions military families face at every PCS is whether to sell or convert the home to a rental. There is no universal right answer. It depends on your mortgage payment, likely rental income, local demand, and how long you want to hold the property. New Construction Near Fort Bragg

VA loans work for new construction purchases. Builders in Raeford, Hope Mills, and Spring Lake regularly offer incentives including rate buydowns, closing cost contributions, and design upgrades. Mistake 1: Shopping Based on BAH Instead of Full Monthly Payment

Taxes and insurance add $200 to $400 per month on top of principal and interest. We have seen buyers go under contract on homes where the full payment runs $300 over their BAH because nobody ran the complete number first. Run the full payment before you fall in love with a house.

Mistake 2: Skipping Pre-Approval
