Kings Grant is an established community on the north side of Fayetteville near Ramsey Street and I-295. Buyers can find single-family homes, townhomes, condos, golf-course properties, custom-built homes, and newer infill construction. Many homes date from the 1980s and newer. From my experience working with buyers in Fayetteville, Kings Grant gets a lot of attention from military buyers because of its location toward the north side of Fort Bragg, while still offering more space between many homes than you see in some newer developments.
Where is Kings Grant located in Fayetteville?
Kings Grant (list of homes in there) is on the north side of Fayetteville near Ramsey Street
and I-295.
For military buyers, one of the biggest questions is the drive to Fort Bragg. From my experience, Kings Grant is about 15 minutes from the north side of Fort Bragg.
Fort Bragg is a large installation, so the actual commute still depends on which gate you use, traffic, time of day, and where you work on post. I always tell military buyers to think about their actual duty location instead of simply asking how far a neighborhood is from Fort Bragg.
Kings Grant is also about 15 minutes from downtown Fayetteville. That gives you access to downtown without having to live downtown. You can head into town for a brewery, grab a cup of coffee, catch a Fayetteville Woodpeckers baseball game, or spend an evening downtown.
What types of homes are in Kings Grant?
Kings Grant has quite a bit of variety.
You can find single-family homes, townhomes, condos, custom-built homes, golf-course homes, and newer infill construction.
A lot of the homes I see are from the 1980s and newer.
Brick homes are common, including both single-story and two-story homes.
One thing that stands out to me is the number of custom-built homes. Kings Grant does not look like one large development where the same few floor plans were repeated over and over.
That gives buyers more variety in home size, layout, lot size, and appearance.
Are there different sections of Kings Grant?
Yes.
Kings Grant is not one uniform neighborhood.
As you move from the middle farther back into the community, I tend to see more of the custom-built homes.
There are also newer sections and scattered infill homes built by different builders.
Because of that, two homes in Kings Grant can be very different even if they are only a few streets apart.
Home age, lot size, style, price, HOA fee, and condition can all change depending on the exact property.
How much do homes cost in Kings Grant?
Based on what I commonly see:
Single-family homes are roughly $250,000 and up.
Townhomes are around $270,000.
Condos are around $200,000.
These are rough ranges based on my experience in the area. They are not fixed prices.
Kings Grant has enough variety that pricing can change significantly depending on the size of the home, updates, condition, lot, location within the community, and whether the property is along the golf course.
Price is also one of the main reasons I see some buyers decide against Kings Grant. They may like the area but find another part of Fayetteville where their budget buys more house.
Is there new construction in Kings Grant?
Yes, but I would not describe Kings Grant as a typical new-construction subdivision.
Most of the newer construction I see is scattered infill from different builders, along with some newer sections.
That can give buyers an opportunity to purchase a newer home while still living inside a more established community.
It also means you should not expect every newer home in Kings Grant to have the same builder, floor plan, or features.
Does Kings Grant have an HOA?
This is one area where buyers need to pay close attention because there is not one HOA fee that applies to every Kings Grant property.
Based on the most recent MLS sales I reviewed, HOA examples have included:
- Condos around $254 per month
- Some townhomes around $161 per month
- Some townhomes around $1,500 per year
- Some homes around $2,085 per year
- Some homes around $1,304 per year
- Some properties around $120 per month
- Some properties with no HOA
Those numbers are examples from recent MLS sales, not a fee schedule for the entire community.
That is why I would never tell a buyer that the Kings Grant HOA is one set amount.
It depends on the exact property.
The Kings Grant bylaws also show that the membership structure can differ depending on the section. The documents state that owners in Sections I and II may voluntarily join under the language in those bylaws, while association membership is tied to ownership in other covered sections. Is Kings Grant a golf-course community?
Yes.
Kings Grant has an 18-hole golf course, and the golf course is a noticeable part of the community.
Some homes are located along the course, while others are farther away from it.
Buyers considering golf-course properties should pay attention to the lot itself and the additional restrictions that can apply to properties adjoining the fairways. The Kings Grant covenants specifically address golf-fairway residential areas and fencing. Covenants_Summary (1)
Membership options are available through the golf club. Buyers interested in golf should verify current membership options, public access, pricing, and club amenities directly with King’s Grant Golf Club.
What amenities are in Kings Grant?
Kings Grant includes Kings Grant Community Park, along with walking trails, natural areas, and playgrounds.
One of the things I personally like about Kings Grant is the amount of space between many of the homes.
You still get a neighborhood setting, but in many sections you do not feel like the houses are sitting right on top of each other.
That is something I notice when I drive through Kings Grant and show homes there.
A lot of newer developments are built with tighter lots. Kings Grant often gives you more breathing room while still feeling like an established neighborhood.
What outdoor recreation is near Kings Grant?
Two places I would actually recommend are very close.
Cape Fear River Trail is about 5 minutes from Kings Grant.
It is one of the better outdoor recreation options in Fayetteville, with a paved trail used for walking, running, and biking.
For someone who wants an outdoor option without driving far across town, it is worth knowing about.
ZipQuest is also about 5 minutes away.
It offers zipline and treetop adventure experiences and is another nearby activity I would actually recommend to someone moving into the area.
Why do military buyers consider Kings Grant?
Military buyers are the main group I see considering Kings Grant.
Location is usually a big part of the conversation.
Kings Grant sits on the north side of Fayetteville with access toward Fort Bragg and I-295.
One of the first questions military buyers ask me is how long their commute is going to be.
My answer is that Kings Grant is about 15 minutes from the north side of Fort Bragg.
But that number needs context.
Fort Bragg is huge.
Your commute can be very different depending on where you work, which gate makes the most sense, and what traffic looks like when you are driving.
That is why I like to look at a buyer's actual duty location when we compare neighborhoods.
What are the tradeoffs of living in Kings Grant?
I do not see one major recurring drawback that automatically makes buyers rule Kings Grant out.
The biggest issue is usually price.
Some buyers like the golf-course setting, location, larger spacing between homes, and custom-built homes but realize they can get more house for their money somewhere else.
The other thing to understand is the age and variety of the housing.
Some homes have been heavily updated.
Other homes may still have older finishes or need repairs.
That means two homes with similar square footage can feel completely different once you walk through them.
Buyers need to evaluate the actual house rather than assuming everything in Kings Grant is the same.
What should buyers know before buying in Kings Grant?
The biggest thing I would tell a buyer is to look at the exact property, not just the name Kings Grant.
There is a lot of variation within the community.
Before buying, I would look closely at home age, overall condition, needed repairs, updates, lot size, exact section, HOA dues, HOA restrictions, possible assessments, golf-course location, and the Fort Bragg commute from your actual gate.
The HOA issue is especially important.
One property might have a monthly fee, another might have an annual fee, and another might not have an HOA at all.
Do not make assumptions based on the house two streets over.
What schools serve Kings Grant?
The schools commonly associated with Kings Grant are Howard Elementary School, Pine Forest Middle School, and Pine Forest High School.
School assignments should still be verified for the exact property address because attendance boundaries can change.
I recommend buyers confirm the current assignment through official Cumberland County Schools resources before relying on an old listing or neighborhood website.
What should Kings Grant sellers know before listing?
My first piece of advice is simple.
Price the house correctly.
Being in Kings Grant does not automatically make an overpriced home sell.
Buyers are still comparing your house with everything else they can purchase in the same price range.
I also tell sellers to look at the house through a buyer's eyes.
Declutter it.
Look at the repairs you have been putting off.
Ask whether dated areas need updating.
If you do not want to make those updates or repairs, make sure the price reflects the condition.
And pay attention to the first impression.
Buyers often start forming an opinion about the home before they have seen every room.
How the home looks when they first pull up and walk inside matters.

Kings Grant gives buyers more variety than some Fayetteville communities.
You might look at a condo, a townhome, a custom brick house, a golf-course property, or a newer infill home without leaving the Kings Grant area.
The spacing between homes is another thing I like.
You still have neighbors, but in many parts of Kings Grant you do not feel crowded.
For a military buyer, you also have the north Fayetteville location and access toward Fort Bragg.
The tradeoff is that Kings Grant may cost more than some other areas, and the condition of older homes can vary.
What is Kings Grant like from a seller's perspective?
For a seller, the Kings Grant name helps buyers recognize the community, but the house still has to compete.
Price matters.
Condition matters.
Presentation matters.
Before putting a Kings Grant home on the market, I would focus on pricing correctly, decluttering, needed repairs, updates, curb appeal, and first impressions.
If your home has something that separates it from competing properties, such as a larger lot, golf-course location, updated interior, or custom features, those are things I would want buyers to notice immediately.
