Sometimes buying makes sense.

Sometimes I may tell you renting is the better move.

What Is the First Step When Using a VA Loan?

The first step is getting connected with a lender and finding out whether you qualify and what you are comfortable spending.

I recommend getting that part handled before we get deep into the home search.

What If I Do Not Have Much Money for Closing Costs?

This comes up a lot with VA buyers.

Not having a large amount of cash available does not automatically mean you cannot buy.

I have helped VA buyers many times where seller-paid closing costs or builder incentives helped reduce the amount of money they needed at closing.

Depending on the situation, we may look at:

  • Seller-paid closing costs
  • Builder incentives on new construction
  • Possible down payment or homebuyer assistance programs

I typically tell buyers that closing costs may be around 3% of the purchase price as a general planning number, but your lender will give you the actual estimate for your loan.

The VA has specific rules regarding funding fees, closing costs, and what sellers may be able to pay.

For a home inspection in the Fayetteville area, I usually tell buyers to plan on approximately $500 to $600 based on what I commonly see.

Those numbers can vary depending on the home and the transaction, so I do not want buyers treating them as guaranteed costs.

Should I Buy If I Might PCS Again in Two or Three Years?

Maybe not.

This is something I think military buyers need to take seriously.

If you know there is a good chance you will PCS again in three years or less, I do not automatically tell you to buy just because you qualify for a VA loan.

I want to look at how much equity you may realistically have when it is time to sell.

I consider things such as:

  • Your remaining loan balance
  • Real estate commission when you sell
  • Possible repairs before selling
  • Your closing costs
  • Closing costs you may agree to pay for the next buyer

If the numbers do not make sense, I may tell you that renting is the better option.

Buying a home is a big deal. My job is not to convince every person I meet to buy a house.

If you were my client, I would rather show you the numbers and tell you not to buy than help you purchase something that could put you in a bad position when your next PCS orders arrive.

Where Should I Live Near Fort Bragg?

There is no one area that works for every military family.

I usually start by asking how far you want to live from work and what you want around you when you are not working.

The three areas I discuss most often are Fayetteville, Hope Mills, and Raeford.

What Is Fayetteville Like for a VA Buyer?

Fayetteville is the largest city near Fort Bragg and is generally the closest of these three options to the installation.

For buyers who want to be closer to Fort Bragg, shopping, restaurants, and other city conveniences, Fayetteville is often where we start looking.

But Fort Bragg is large, so commute time still depends on where you work and which direction you are coming from.

What Is Hope Mills Like?

I describe Hope Mills as a smaller suburban area.

It can work well for buyers who want to be outside the middle of Fayetteville while still having access to shopping and other everyday needs.

For some military buyers, Hope Mills gives them the suburban feel they want while still keeping them reasonably connected to Fayetteville and Fort Bragg.

What Is Raeford Like?

Raeford is more rural and is generally farther from Fort Bragg than Fayetteville or Hope Mills.

Some buyers like that.

If you want more distance from the city or prefer a more rural setting, Raeford may be worth considering.

The tradeoff is usually the commute.

That is why I do not simply ask, "How close do you want to live to Fort Bragg?"

I ask what kind of day-to-day life you want after you leave work.

Can I Buy a House If I Am Still Out of State or Overseas?

Yes, and this is common with PCS buyers.

I offer video tours for buyers who cannot be here in person.

I do not just walk through the house with the camera pointed straight ahead.

I show the neighborhood and talk through what I am seeing.

If something looks damaged, out of place, or concerning, I say something.

I look at the roof.

I look at the HVAC system.

If I notice an odor inside the house, I tell you.

I may also talk about the drive and nearby shopping.

Listing photos are designed to make a house look good. A video tour should help you understand what it is actually like to stand there.

You should not have to guess what I am seeing while I am walking through a house for you.

What Does the VA Home Buying Process Look Like?

The basic process is similar to buying a home with other types of financing, but PCS timing can make the process take longer.

Some buyers start talking with me months before they actually need to be in North Carolina.

A typical process looks like this:

  1. Get connected with a lender and determine whether you qualify.
  2. Talk about your home-buying criteria.
  3. Decide how far you want to live from work, shopping, and other places important to you.
  4. Narrow the search to areas that fit your needs.
  5. Start reviewing homes.
  6. Tour homes in person or by video.
  7. Make an offer when you find the right house.
  8. Complete inspections and the rest of the loan process.
  9. Work through appraisal, repairs, and closing.
  10. Close on the home when everything is ready.

The timeline depends heavily on when you are actually moving to Fort Bragg.

What Are Due Diligence and Earnest Money?

I usually explain due diligence money and earnest money as money connected to your offer, similar to deposits in the transaction.

There is not one set amount that every buyer pays.

The market and the individual transaction help determine what may make sense.

Before you make an offer, I explain what you are offering and what that money means so you understand it before agreeing to anything.

What Questions Should I Ask a Realtor Before Using My VA Loan?

I think VA buyers should ask an agent questions before deciding who they want helping them.

Some questions I would ask include:

  • Do you specialize in working with VA buyers?
  • How many military buyers have you helped?
  • Do you offer video tours if I cannot be there?
  • Do you have lenders you can recommend who understand VA loans?

Using a VA loan is only part of the transaction.

Military buyers also deal with PCS timelines, buying from a distance, commute concerns, and the possibility of moving again sooner than the average homeowner.

Your agent should understand those issues.

Do Builders Offer Incentives to VA Buyers?

Builders may offer incentives on certain new construction homes.

I have helped VA buyers use builder incentives to reduce their out-of-pocket costs.

The incentives available can change, so we need to look at what builders are offering when you are ready to buy.

How Much Does a Home Inspection Cost?

Based on what I commonly see in the Fayetteville area, I usually tell buyers to plan on approximately $500 to $600.

The actual cost can vary depending on the property and the inspector.

Do I Really Need a Home Inspection?

I strongly believe buyers should understand the condition of the house they are purchasing.

The inspection gives you more information about the property before you move forward with the purchase.

A VA appraisal and a home inspection are not the same thing.

The appraisal is part of the VA loan process. I still recommend having the house professionally inspected so you have a better understanding of its condition.

Can You Show Me Houses If I Am Overseas?

Yes.

I do video tours for buyers who cannot be here.

I show you the house and neighborhood and explain what I notice instead of simply filming the rooms.

If I see something that concerns me, I tell you.

If I smell something inside the house, I tell you that too.

Those are things you cannot always tell from listing photos.

How Do I Decide Between Fayetteville, Hope Mills, and Raeford?

Start with your commute and the kind of area you want.

Fayetteville is the largest city and generally the closest to Fort Bragg.

Hope Mills has more of a suburban feel.

Raeford is more rural and generally farther away.

Should I Buy If I Know I May PCS Again in Three Years?

Not necessarily.

I recommend looking at what your financial position could be when you have to sell.

That includes your future loan balance, selling expenses, possible repairs, commissions, and closing costs.

If the numbers do not make sense, I may recommend renting instead.
